As Ottawa pushes prefab, B.C. experts say reality is more complex

A recent Business in Vancouver article highlights Vienna House, a seven-storey affordable housing development, as a leading example of sustainable, high-performance construction, and explores how prefabrication can help accelerate housing delivery. Kindred Construction’s Project Director, Sean Binns, shares insights on both the opportunities and challenges of scaling modular and off-site construction in B.C.

Binns emphasizes the importance of engaging prefabrication suppliers early in the design phase to align production schedules with project timelines. He also notes that current procurement models need to evolve to account for the higher upfront costs associated with securing materials and factory capacity.

From a construction standpoint, prefabrication introduces additional logistical considerations, including the need for nearby laydown space to store components. While the ideal scenario is just-in-time delivery and installation, site constraints and weather protection requirements can add complexity to execution.

As the article suggests, while prefabrication can accelerate delivery, its path to achieve mass adoption in B.C. requires deeper coordination across design, procurement, and construction.
